TERMS AND CONDITIONS

In booking one of our apartments all guests staying at the property must agree to abide by the following house rules, policies and terms at all times whilst at the property:

HOUSE / RENTAL RULES:

No smoking: Smoking is strictly forbidden anywhere in the apartments or in the buildings themselves (including the outside walkway at Aspire).

No candles: or open flames of any kind.

Pets: are not allowed in the apartment.

No parties: or events.

Children: are welcome to stay in our apartments, but they must be supervised at all times by a responsible adult. Please note: we do not provide child locks on cupboards / blanks in sockets etc: in any of our apartments.

Check-in: is any time after 4PM

Check-out: is by 10AM 

Quiet Hours: Please respect our neighbours and keep noise to a minimum between the hours of 11pm and 7am, both inside and outside the apartments.

Self check-in is available (via keypad) if the Owner(s) is not able to meet guests upon arrival. Instructions will be provided as necessary.

Maximum Occupancy: No more than 4 overnight guests in Caesar Court and Aspire apartments. No more than 3 (4 by prior arrangement) overnight guests in The Walk apartments.

Only registered guests allowed: Bringing unregistered overnight guests will result in immediate cancellation and possible financial penalty.

Rubbish & Recycling: Please follow the rubbish & recycling instructions provided in the ‘Welcome” folder you’ll find in your apartment on arrival.

Cleanliness: If the premises appear dirty or damaged upon check-in, we ask guests to let us know as soon as possible.

No illicit / illegal activities: This is self-explanatory, and includes illegal / illicit internet activity. i.e., No illegal use of internet, such as exchange of unauthorised copies of copyrighted material. WiFi and streaming internet TV are provided as a convenience only, and are not integral to the rental agreement. Unfortunately we cannot give any refunds for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to services.

Departure: Before departure we kindly ask that guests:

·      Place used towels in the bath and/or shower.

·      Make sure that dishes are washed and put away.

·      Dispose of any rubbish.

Key / fob return: All keys / fobs issued must be returned at the end of the stay. There is a charge (£50) if any key / fob is not returned at time of check-out.

Parking Permit Return: There is also a charge if the parking permit is not returned at time of check-out, and unfortunatley we will have to charge you for any additional car parking costs incurred by future guests should you forget to leave the permit. (Please note: in the case of our Aspire apartment - the car parking permit is now digital which means you will have to provide your car registration plate before your arrival. You are responsible for providing the correct car registration number and if incorrect and a ticket is issued - you are responsible for paying the fine. Therefore please double check your number when providing it to us.

Breakages: We would be grateful if guests could please report any minor breakages so that we can replace or repair (as necessary) any items as soon as possible.

Damages: Any damages to the apartment, grounds, or amenities, excluding normal wear and tear, will result in loss of all or some of your deposit.

Security Deposit: You must also acknowledge that if you damage the property, you may be charged up to £500.

Insurance: We strongly encourage all guests to purchase their own travel or other relevant insurance. The owner(s) is not responsible for any personal belongings of the guest(s) and does not accept any liability for personal injury or damage or loss of property which is made, incurred or sustained by guests or any guest invitees whilst at the property.

Owner access to property: The owner(s) may enter the apartment to check on the property’s condition, conduct maintenance or repairs (including cleaning) or to verify compliance with the terms and conditions of this Agreement. We will always do all we can to notify you first - if for some reason we need to access the apartment or other parts of the rental property during your stay.

Third Party Bookings: Third Party Bookings are not allowed (e.g you may not book our apartment for someone else). In certain circumstances we may ask to see your Government-issued photo ID upon check-in.

 

Finally, in accordance with our lease, it should be noted that the provision of accommodation is made on the basis that the apartment is to be occupied only by the Main Guest and members of the rental party solely for the dates booked, and all parties acknowledge that staying at the property does not grant any guests any security of tenure.
